What people use this for
- Seeing which parts of the country have grown fastest since a chosen year.
- Comparing an area you might move to with where you live now.
- Checking how much more detached houses sell for than flats nearby.
- Spotting when the market slowed: sales volumes fall before prices do.
- Working out the annual growth rate between when you bought and today.
About these figures
- Only standard sales of single homes at full value are counted (HM Land Registry category A). Repossessions, sales to companies, buy-to-let purchases identified by a mortgage, and non-residential properties are left out.
- Each price is a sales-weighted average of monthly medians over the 12 months to the date shown. This smooths out monthly noise but is not an exact median.
- Percentage change and annualised growth compare those 12-month figures at your two dates: annualised growth = (end ÷ start)1 ÷ years − 1.
- Prices are not adjusted for inflation or for the mix of homes sold. Groups with fewer than 3 sales are hidden.
- The most recent months are provisional: sales take time to be registered, so counts rise in later releases.
